Lender Distressed Project Assessment
A targeted initial review of project status, remaining scope, contractor performance, budget and committed cost, unresolved changes, payment and lien issues, schedule condition, document quality, and the immediate threats to completion and collateral value. The assessment identifies key risks, information gaps, likely cost and schedule exposure, and recommended next steps.
Cost-to-Complete & Budget Review
Independent evaluation of committed and forecast cost, remaining construction, contingency, disputed scope, change orders, vendor and subcontractor exposure, and the assumptions supporting the completion budget.
Schedule, Critical Path & Recovery Analysis

Not Routine Draw Inspection
GCM Group does not provide commodity construction draw inspections or routine progress monitoring. Our lender work is focused on distressed, disputed, underperforming, or otherwise high-risk projects requiring deeper construction, cost, schedule, and record analysis.
Workout, Claim & Dispute Support
Decision support for restructuring, funding strategy, project stabilization, completion planning, negotiations, mediation, arbitration, or litigation when construction issues become part of the workout.
Specialized Technical Support
Cost estimating, cost-to-complete analysis, schedule analysis, claims evaluation, and damages quantification are core GCM capabilities. When an engagement requires architectural, engineering, code, structural, or another specialized discipline, qualified professionals can be integrated into the team. GCM Group does not provide architecture or engineering design services.
